FAQs
Does this service include furniture rental?
1
No. Owner-occupied styling works primarily with the seller’s existing furnishings. Select décor items such as pillows, artwork, and plants may be added where appropriate to elevate the space and create a cohesive look.
how far in advance should staging be scheduled?
2
Fast Timeline (Expedited Scheduling)
Contact → Installation: 3–5 days
This accelerated timeline may be possible when schedules allow and the home is already well-prepared for styling. Because expedited projects require priority scheduling and adjustments to existing bookings, rush scheduling is subject to an additional fee.
Typical Timeline (Recommended)
Contact → Installation: 10–14 days
This is the most common timeline and allows adequate time for consultation, seller preparation, and thoughtful styling before photography and listing launch.
Busy Season Timeline
Contact → Installation: 2–3 weeks
During peak real estate seasons, installation dates may be scheduled further in advance due to higher demand.
How long does the installation process take?
3
The timeline depends on the size of the home and the scope of work, ranging from 4-10 hours. For safety and efficiency, the property must be unoccupied for the full duration of installation.
What types of listings benefit most from this service?
4
Owner-occupied styling works particularly well for:
• Homes where sellers already have quality furnishings
• Listings that need layout adjustments and decluttering
• Homes preparing for professional listing photos
• Properties where sellers will remain living in the home during showings
It is often a strong alternative to full staging when the home already has good foundational pieces.
Do you work directly with the seller or through the Realtor?
5
Both options are common. Many Realtors introduce the service to their sellers and coordinate scheduling, while others prefer the seller to book directly once the service is recommended.
The process is designed to be simple and collaborative for everyone involved.
